How it works

From a plot on a map to keys in your hand

You decide every step from your phone. We do the legwork in Tanzania and show you proof before any money moves.

  1. 1

    Find verified land

Browse plots that have passed an official Land Registry search and local government sign-off, or tell us what you need and we'll match it.

  2. 2

    Reserve and pay safely

Reserve a plot for 72 hours, then pay a 10% deposit. Every payment sits in escrow, not with a seller or an agent.

  3. 3

Get the title in your name

Sign the sale agreement online. We follow the transfer through the Commissioner, TRA and the Land Registry, step by step.

  4. 4

    Build with milestone escrow

Pick a design. Each stage is inspected and photographed on site, and money is released only when you approve.

Your protection

Built for buying from far away

Fake title deeds, double-sold plots and money sent home that disappears are real risks. Each safeguard below is built into how the platform works, not just promised.

Create a free account

Official search first

A plot can only be listed after a search at the Land Registry confirms the owner and finds no mortgage, caveat or dispute.

Local sign-off

The Ward or Village Executive Officer confirms the plot on the ground, so what you buy is what is there.

Escrow, not trust

Deposits, balances and building payments are held in escrow and released only when the agreed step is done.

Proof from the site

Inspectors upload geotagged photos. Anything taken more than 500 m from your site is flagged automatically.

Title numbers kept private

Full title numbers are never shown publicly, which makes it harder to forge documents for a plot.

Every action recorded

Each payment, approval and transfer step is logged with who did it and when, for your records.

Questions people ask us

Do I need to travel to Tanzania?

No. You can reserve, pay, sign the sale agreement and follow the title transfer and construction online. Some buyers choose to visit, and you're welcome to.

What happens to my deposit if something goes wrong?

Your money stays in escrow until the step it pays for is complete. If a purchase is cancelled before completion, everything held is refunded and recorded in your ledger.

How long is a plot held for me?

A reservation holds the plot for 72 hours while your deposit arrives. Once the deposit is confirmed, the plot stays yours while the rest of the purchase goes ahead.

Which currency do I pay in?

Agreed prices are in Tanzanian shillings. We show USD, GBP and EUR equivalents at the current rate so you can plan your transfer.

Can I build on land I already own?

Yes. Create a construction request with your title reference and plans, and we'll review it like any other project.

How do I know the building work is really happening?

Inspectors upload geotagged photos and videos at every stage, and our engineers verify the work on site. You approve each stage before its money is released.
